I want to be ready so much and have to work on my credit. I checked out Realtor.com and here is what they say:
Before you apply for a loan, know the facts:
FACT: Many lenders now require credit scores in the 700s.
FACT: Now more than ever, one Credit Score isn't enough. You need all 3.
FACT: FreeScore makes it easy to:
Review your 3 Credit Scores from TransUntion, Experian, and Equifax
Get 3 Credit Reports in one easy access to your credit profile at all 3 credit buearus
Stay protected with Triple Buearu Monitoring, which sends you email alerts of changes on your credit files.
It looks like they made a boo-boo on the spelling of bureau though.

Renters Rights Resources

Get Your Security Deposit Back
Most states hold landlords to strict guidelines as to when and how to return security deposits. The general rule is that you are not responsible for normal wear and tear. If you cause damage by your unreasonable carelessness or deliberate misuse, however, you must pay for it. Landlords are typically required to return your security deposit, or give you an itemized accounting of the deductions from your security deposit, within 14 to 30 days after you move out
Ten Tips for Tenants
Bring your paperwork.
Review the lease.
Get everything in writing.
Protect your privacy rights.
Demand repairs.
Talk to your landlord.
Purchase renters' insurance.
Protect your security deposit.
Protect your safety.
Deal with an eviction properly
I have moved over and again as a renter and have never, I mean never received any security deposits back. Why? Because I never knew my rights and assumed the landlord was right! It's time to start taking action.

The Lease
Well, I moved to this house in mid-March of this year and to this day, the landlady has failed to let me have a copy of the lease. I have told her at least 15 times to give me a lease and she lies and says she will mail it to me over and again. I told this person that until I get a lease, you shall not get your security deposit because I need the lease for proof of housing in order to get funding for the security deposit. Indeed months pass and still no lease. The landlady calls and leaves countless, robotic messages on my machine and says she needs her security deposit. I called her back and told her the same thing again....I need a lease but this beeyatch must be really nuts because she cannot get it through her brain that I need the lease, every renter does! Her latest is a threat to file an unlawful detainer on me for her deposit....We'll see how that goes.
I have never had to experience this much grief from a landlord in my life until now. This is part of the reason why I am in such a hurry to go towards home ownership.
I did talk to legal aid and they said she does not have to give a tenant a lease unless the property houses 4 or more families!
The Craziness
1. Leaving harassing messages
She said "I need to know about my money by end of today!"
"You need to vacate!" "I'm so upset!"
2. Lies and nags all the time
"The inspector says this yard needs to be mowed!"
She said she was selling this house and had to do a showing but she came alone to do a walk-through and no other person ever came!
3. Complains about everything! Thinks she's the "house mother!"
"Is your boyfriend smoking in the house too?"
"You don't answer your phone!"
"Why isn't he in school?" (My son was home sick that day)
"How's the baby?"
"Is your bf gonna be there when I come to paint the garage?"
The Construction Workers and the City and fire Inspectors Inside
Oh my gosh! Everyday they were here from March til May installing new windows, putting in stairwell rails, correcting heat venting devices, the drilling, the loss of privacy. And after that, everything that was completed was to be inspected. All of this because the landlady wants to sell the house and she did not advise me of this before I moved in here!
Right now the Construction is going on outside to repipe water lines for this entire area! As the pic at the top shows, the ground in front of this house has been dug up.

Ready 4 more trash?
Yep, that's right, after the "dirt" incident, my garbage did not get picked up that week. At first, I just figured it was only a one-time miss by the trash company, but I called on week 2 and they said they cannot give out any info since the bill is not in my name.
They finally picked up the trash after the 3rd week on 7/21 when she finally paid the bill! I took this pic at week 2.

This is the landlady
The lease that I signed states she pays for trash but she has been telling me to pay it! I told her no way and this is what was found at 5 a.m. one morning after the discussion. What is that? Well, it looks like my trash can is nearly filled with heavy dirt from the yard! Now who do you suppose to have done that?
